TENANT INFORMATION

 

The following are requrements found in the Rental Lease typical to all our rental homes.  This will give the reader an idea of the terms required to rent one of our homes.  Most of our tenants treat our properties as they would their own, but we must set terms for the ones who don’t.

All we ask of our Tenants is to be responsible and maintain our property.  It is our hope that we can have a fair and honest relationship between both parties.

LEASE TERMS: Tenant agrees to the contract for a full year commitment and to pay for the full year commitment.  After the first year term is complete and paid for the Tenant may leave anytime providing they have given the Landlord a thirty (30) day notice.  If this lease is broken by the Tenant during the first year term the Tenant forfits their security deposit as the penelty for breaking the lease and will face further legal fillings with the Credit Bureau for breaking this contract.  At the completion of said term, Tenant shall return keys to the Landlord the same day of termination.

AMOUNT: Tenant agrees that the rent payment is due in advance on the FIRST of each calendar month.  A late fee of $25.00 will be added after the TENTH day if unpaid.  Example would be the rent for June is due on June 1st.  Payments to be sent to the Landlord at the address below.  There will be a $25.00 fee for each returned check. 

SECURITY DEPOSIT: A security deposit will be required prior to moving in.  Landlord may use the security deposit for the following purposes only:

1. Reimburse the Landlord for actual damages to the rental unit or any auxiliary facility that are the
direct result of conduct not reasonably expected in the normal course of habitation of a dwelling.
2. Reimburse the Landlord for cleaning labor and supplies if tenants do not properly clean the house
and property upon leaving.
3. Pay the Landlord for all rent arrearage under the rental agreement.  Rent due for premature
termination of the rental agreement by the Tenant and for utility bills not paid by the Tenant.
4. Reimburse the Landlord for actual damages to the rental unit or any auxiliary facility that are the

KEY DEPOSIT: A deposit for exterior doors and garage door openers will be received from Tenant prior to moving in and  refunded after the keys and openers have been returned to Landlord upon leaving.  Tenants are NOT allowed to copy these keys.  Please see Landlord if additional keys are required. 

UTILITY BILLS: Tenant agrees and shall be responsible for the payment of any and all utility, including electric, gas, telephone, cable, etc. expenses incurred during the occupancy of the premises.  Utilities must be in the Tenants name and payments must be paid on time. 

OCCUPANCY: The premises shall be used as residence for listed names on lease only.  Occupancy by guests staying overnight fourteen (14) days will be considered in violation of this provision, unless otherwise consented to by the Landlord.

HOUSE RULES: Tenant agrees to abide by any and all house, local governing rules.  Examples would be rules with respect to noise, odors, disposal of refuse, pets, parking, and use of common areas. 

ORDINANCES AND STATUTES: Tenant shall comply with all statutes, ordinances and requirements of all municipal, state and federal authorities now in force, or which may hereafter be in force, pertaining to the use of the premises.

ASSIGNMENT AND SUBLETTING: Tenant agrees to not sublet any portion of the premises.

ENTRY AND INSPECTION: Tenant shall permit Landlord or Landlord's agent to enter premises at reasonable times and upon reasonable, advanced notice for the purpose of inspecting the premises or making necessary repairs.  Thirty days prior to the expiration of the rental term, Landlord hereby reserves the right to affix "for rent" or "for sale" signs on the premises and to show property to prospective tenants or purchasers.  The Landlord always makes monthly drive bys on all properties to have a visual on how property is maintained.

MAINTENANCE, REPAIRS, OR ALTERATIONS: A house condition checklist (see below) will be filled out between the Tenant and Landlord prior to moving in, stating the existing problems and/or blemishes. 

Tenant shall, at his own expense, and at all times, maintain the premises in a clean and sanitary manner including flooring, walls, siding, windows, fixtures, all equipment, appliances, furniture, and furnishings therein and shall surrender the same, at termination hereof, in as good condition as received, normal wear and tear accepted.  Tenant shall take good care of the premises and fixtures and make good any injury or breakage done by the Tenant or by the Tenant's agents, or caused by the overflow or escape of water, steam, gas, or other substance resulting from the negligence of Tenants or their agents.

Tenant shall NOT paint, wallpaper or otherwise redecorate or make alterations without the prior written consent of the Landlord.

Tenant shall be held responsible for the cost of cleaning and or repair of any sewer drains that have become blocked or impeded by the actions or negligence of the Tenant or the Tenants agents.  Tenant agrees that he will not put down sewer or drains the following:  throw-away diapers, sanitary napkins or tampons, tissues, cigarette butts, grease, oil or any other items not intended for such disposal.

If a telephone and or cable TV is installed or the existing positions of same are altered by the service company or any other person, e.g. holes in the walls or stapling of wires on the inside or outside of the premises, then such damage, if any, shall become the obligation and responsibility of the Tenant. 

Tenant shall not install appliances, i.e. washer, dryer, air conditioner, de-humidifier, humidifier, dishwasher, etc., if they require alterations to the building, without written permission of the Landlord.

If Tenant breaks or damages any items, i.e., windows, doors, locks, blinds, etc., said items shall be repaired or replaced immediately and the Landlord notified.  If after a reasonable time the Tenant has not repaired or replaced the item, the Landlord may repair or replace the item and the cost shall be charged to the Tenant and become due immediately.

Tenant agrees to keep outside or premises clean from junk piles, unused cars and unsightly rubbish.

INSURANCE: Only the physical structure is fully insured.  The Tenant agrees that their contents and personal belongings are not insured by the Landlord and in the event of any damage or loss of same, shall be Tenant's full responsibility.

PETS: No pets allowed.

SMOKING: Smoking is NOT allowed within this structure.

SNOW REMOVAL: Is the responsibility of Tenant and must be maintained.

LAWN CARE: Is the responsibility of Tenant and must be maintained.

CLEAN CURB APPEAL: The Tenant may NOT park or allow junk to be placed in yard.  Old cars, equipment, etc may NOT be left in yard.

SMOKE ALARMS: Is the responsibility of Tenant to make sure batteries are maintained in smoke alarms and changed once a year.
